Multi-Family with store front

Hi All, 

I have a question that I'm sure many lenders out there can answer easily. I'm interested in purchasing a multi family home that has a store front. The property is zoned as both residential and commercial, but when I spoke to the agent of the property she said only commercial loans will be accepted. I'm really more interested using the property as a primary residence and renting out the other unit (its a 2 unit multifamily), than really using the commercial space. Is there any way I can do a little creative financing and use an FHA or Conventional Mortgage since its dual zoned? I have an email out to both my lender, and zoning official of the town to verify the info the agent gave me is correct.
