April 29 the President gave the order to go in unilaterally without the knowledge of Pakistan officials.The mission was lead by Seal Team 6 part of the Joint Special Ops Task Force made up of special operators of the Air Force, Army and Navy/Marines as well as CIA operators.Two utility helecopters were used and one had mechanical problems (par for the course nothing goes as planned) and performed an emergency landing.

Reason being that, when you know how to do it, then its easy to know what a realistic time frame is for each task, the precedence of tasks, and you are able to understand what challenges are being faced by your contractors.

This gives the new flipper valuable insight and expereince for the future planning of deals and how to know what things should cost and how long they should take.Once you have some expereince under your belt, then, as Jason stated, your time is valuable and could be better served doing other tasks wich make you more money than what the labor cost is for your time.

I almost never have repairs on my condos, I get great cash flow, and I get really good renters.That all being said condos do carry unique risks.

To add: newbie to newbie, it may be a good idea to find an RE attorney who has/does work with investors at least fairly regularly, they may better understand the unique matters investors sometimes face.

This happened to me with two separate contractors on my first job before I realized what was going on, and I'm pretty sure there are plenty of contractors who will use this ploy to deceive naive investors...In the future, learn which trades/tasks require permits and make sure that when you hire for those trades/tasks, you find someone licensed and see a copy of their license.
