My suggestion would be to expand your search to non-local CPAs as you will expose yourself to a wider pool of professionals that have the niche knowledge you are seeking. 

If I recall correctly, if an owner lived at the property the unit they occupied is dedicated as the "owner's unit" and that must be the unit the owner moves back into.SF is very unique and this situation is pretty common.

If short sales are going to be your niche, make sure you have plenty of time and patience and enjoy sitting on the phone for hours.Regarding the courses, I own Dwan's course and it is pretty good.
