Best way to find wholesale houses

What is the best way to find houses I can wholesale? It seems like the ones that are worth anything are the foreclosures but usually they don't let you assign a contract. Also. I found several houses that are priced below appraisal but they are already owned by investors. Got any ideas?

TOP SECRET: The best business in Real Estate is the business you can find. Wholesaling makes sense as a way to start, but if you don't get te answers you're looking for and can't find the wholesale deals, what deals can you find? Find out what is available to you--and I mean ALL the options. Among THOSE options, what makes sense?

Maybe you don't find your niche. Maybe your niche finds you.
