Our targeted market is Kansas City, MO and the surrounding area.

That will definitely stress a small town, it's resources, infrastructure, and definitely increase sales and lease rates. 

I'd like to own in the surrounding towns, but the numbers haven't been right for me.

Hi @Forrest Shaw, I would agree $100K is going to be too low for OSU campus but there are some surrounding markets that may work with that budget. 

After 2/3 mark, the leverage the owners have starts to go down because the area is starting to become less desirable if it's surrounded by the new development.
