My biggest piece of advice for you would be to team up with a realtor and a CPA that specialize in working with long-term buy and hold investors.

Hi BP experts,Long time lurker, first time poster.I have a gentlemen that responded to my direct mail campaign and we came to a verbal agreement for me to buy 4 pieces of vacant land from him. 

i am wondering if i am doing something wrong. i have about 500 people on my list and about 200 of them have called back.after the 5th mailing piece is someone going to be really desperate to sell where i will be able to notice their motivation over the phone?

I have been using laminate with my rentals and when someone moves out it is still good for the next tenant.. a few dings but you can replace by the piece..

I'm just not sure if I need to have them fill out a separate piece of paper with all of this info on it. 

To me, there is nothing immoral about wholesaling and it is an important piece of the pie as it is the only way some rehabbers find properties.  

As you grind along as  Realtor you will come across deals that you might be able to parlay your commission into a piece of the project (commissions can really add up).
