after 5th direct mailing

will i know if someone is highly motivated to sell their house to me?

i have sent three mailings and most of the people who call arent very motivated.  i am wondering if i am doing something wrong. i have about 500 people on my list and about 200 of them have called back.

after the 5th mailing piece is someone going to be really desperate to sell where i will be able to notice their motivation over the phone?

This Reminds Me Of Kiera... 

You know... I was reading your message, and it reminds me of Kiera Knightley.... 

I have such a massive crush on her... yet... she keeps refusing to return my mail.  

If sent her 4 postcards asking her out for dinner, and on the 4th attempt, her publicist calls me back and says that due to her pregnancy and successful marriage, she will not be able to go out with me.. should I send another?

In short.. sales is seduction.  Motivation is rarely obvious.

If I wanted to date Kiera Knightley, I would have needed to meet her prior to her husband.  

I would have needed to position myself (In England) to meet her. I would have needed to get into some physical shape (Cute girls like that don't go out with slobs) and I would have needed to make some connections that would have placed me in such a way that I would be trusted enough to be with her. 

In sales, we tend to think that the Seller will somehow magically say "Yes" just like a hot girl off Tinder.  Unfortunately, sales doesn't work that way! 

In order for you to date the hot "Kiera Knightley" piece of Real Estate in your town, you too have to prepare.  Mailings won't get you there.  (Sorry for the 411 on that

Dating The Unapproachable

Just like going on a date for Kiera Knightley or buying a great property at a cheap price, you also have to take the same steps. 

  1. Meet them prior to someone else. (FSBO's, Expireds, Cancelled Listings, and more!)
  2. Position yourself where they are. (Contact them yourself via the phone! Be PROACTIVE!)
  3. Get into Shape.  (Chances are, your sales skills are a little flabby.  Hot Deals HATE Flabby Sales Skills)
  4. Make Connections. (Get social, local, aggressive, and HUNGRY!!!)

In other words, if you are waiting for that 5th mailer... you and I will be waiting for a VERY long time.... I'm fairly certain however... that I will hear from Kiera first...
