@Angelo WongI like that you've already defined your investment criteria.  7% CoC is a bit low for me as I'm not investing in class A stuff.In my opinion your CapEx number is too low.

I think having multiple contractors giving you estimates is always a good idea until you have worked with one you can trust, especially when two of them may have completely opposite opinions on the same repair. 

I think in my opinion being a buy and hold investor requires less skill, and is an easier way to builld wealth.

I intend to also look at Memphis but it has too much investor activity for me I think, I really get freaked out when I see that, it means the fundamental underpinning of the market is distorted in my opinion.

In your opinion, how would you price this house to a new buyer including the wholesale fee? 

You would have to get the property for 55k for it to be worth it, find a better deal.Just my opinion sir,

I had become a member of the ************* Success Academy, and was talking with a coach weekly (Pretty much worthless in my opinion).

Cosmetics in my opinion sell the property faster, not increase the price necessarily on lower end property unless it is a total rehab.
