new member from Northern VA / DMV area

hi everyone.  My name is Michael.  I'm in Northern Va but originally from Hampton roads area.  My interest in R.E. led me here.  

I'm literally in work truck riding shotgun passing all these homes for sale wondering what is stopping me from making the move.  My focus is building the capital needed to fund my own ventures with buying and holding. From my research here, I believe going the wholesale niche route will help make that happen. I have to crawl before I can walk.  I've read all sorts of literature from here and other places.  Getting to the point of information overload.  Time to start actually mapping out my business plan steps and get the ball rolling.

This aspect of R.E. really interests me.  It's almost scary reading the success stories here.  For the first time, I see something within grasps to build better future.  Now every house or complex or building I see for sale, I see numbers/$$ signs.  I'm wondering what it's selling for, what's it's arv, etc... what type of sale or contract. Putting things I've learned from here and other places and tying them together in real life.  

Nothing to it...but to do it...they say. Nothing worth having comes easy. I'm ready tp do the legwork and help others on my journey to a better financial situation.  

Really looking forward to expanding my knowledge here and reaching out to network.  As it excited me to see how many people in my area are up here.  Have a Great day everyone and I plan on finishing my profile and pic asap.

Welcome to BP @Michael Reid Jr.  I know that wholesaling can be attractive due to the low cost of entry....but you mention learning to crawl before you walk.  I think that wholesaling is actually a pretty hard niche to break. It requires a lot of very specific skills. Most of the emails I receive from wholesalers, I often think that guy has no idea what they are talking about.  Wholesalers need to be master marketers, salesman, be able to determine property values both before and after a rehab, do financial analysis etc.

Im not trying to discourage you, just to put a realistic twist on things. I think in my opinion being a buy and hold investor requires less skill, and is an easier way to builld wealth. Of course you need the initial capital to begin investing this way.
