Long Term Rentals Outside Metro Nashville & Secondary Markets

Hey Folks,

We've all seen many investors cashing in on infill/development projects as well as landlording on appreciation speculation in Music City. However, no one seems to be seeking rentals in the smaller towns outside of Nashville a ways. Jackson, TN, comes to mind as I've seen some killer numbers on buy & holds come through. It seems to me they are a great way to get strong cashflow without the high price point of Nashville.

Does anyone have thoughts on investing in those markets further out? Would any of you consider investing out that way? Perhaps it is more for young investors with less equity to leverage for pricey nashville properties.
