I used to could run 10 miles on a regular basis but the weather here has been rough lately so probably could only do 3 to 4 miles now that I haven't ran in months.   

Often times, a new person will not understand this and will just do whatever it takes to save a dollar.Had they known that you already do closing duties for yourself and others then they probably wouldn't have responded so harshly.

"Networking fee" is a bit harsh but its the first phrase that came to mind.I'm still saving and maybe one day I'll just be the investor but until then I'll rack my brain. 

I just wanted to know how to gauge the prices to see weather a particular unit, or a whole market was currently undervalued.

All of our properties our well maintained and with good tenants... but with all the cold weather in the midwest I have worried about pipes freezing.

I am aware that the law says that I have to do certain things when a serviceman gets orders, but in your situation, I wouldn't look it up, I would simply do the right thing.I don't intend that to sound overly harsh, but the question hit a soft spot.
