If I had to try and sum it up it would be: Form a corporate entity for asset protection; buy properties using leverage to maximize the use of your money; write off your expenses through your business  including depreciation, taxes, insurance, repairs, etc to maximize your tax deductions.

That said, I'd recommend focusing on locations with high sales volume as you will have more options to choose from in these locations.So far this year, 240 multifamily properties (2-4 units) have sold in the Bronx - Source OneKeyMLSThe neighborhoods with the most sold properties are:- Wakefield and surrounding North Bronx neighborhoods (31 sold in '24)- Throggs Neck and surrounding Southeast Bronx neighborhoods (31 sold in '24)- Pelham Gardens (30 sold in '24)- Pelham Bay (28 sold in '24)These areas account for 50% of the recent Bronx multifamily sales... focus here to have more options!

If you really want the property and don't mind a small gamble put down an amount of earnest money that you will not be upset to lose and that if you were in the seller's shoes would make you feel OK about taking the property off the market for 60 days and make it non-refundable to be conveyed to Seller upon offer acceptance.

I already tried contacting a permitting attorneys but thought someone would know better.Side note for the goodies, local ordinance is not a federal law and is not subject to jail time as far as I know.So I'm designing the two ADUs with that in mind and putting them on their own power, water and sewer in case I 1033 in the future.
