Which isnt too bad compared to the amount it would cost to fix a very broken foundation.

It gives the owner an opportunity to question everything and you'll be on the phone or writing emails explaining/justifying charges.If you're honest, communicate well, and educate your owners in advance, they will trust your statements.

I am with one that is pathetic to say the least- I can't get them on phone, no return phone or emails.

There was some delays and added costs, 80% of the electrical was replaced, all mechanicals was replaced, tons of pipes were replaced including broken cast iron pipes.

It would also be helpful if I can control it remotely through my phone. 

(I always do that first before sending a message as I think it's less likely to be flagged as spam/review if there's already a connection in place before sending things like phone #s and email addresses.)
