I have been learning about what it takes to be successful as an agent and all roads point to gathering listings via cold calls, networking, and doing open houses and never slowing down so the leads keep building. 

I get a decent rate of response from direct mail, but I've actually had great luck gathering leads through door-to-door cold calling.

Did you call the city/town to get an accurate number for water/sewer? 

Have you already had GC's come out to give you an accurate rehab bid or are you just guessing when you say $100k for the rehab?

I think the main thing they want to protect is the info they have gathered for a couple of floor plans they have.  

How accurate are the expenses?

I'm gathering that this method works best for places that need to be rehabbed.
