I also do know that a seller pulled a pool out from under him that he had presold a large amount of the assets and after getting them funded, he then had to return the funds.

@Andre BrasserYou will have to wait 6 months to pull out the value of the property and if it is a SFR, you will only be able to do 75% LTV and a MFR is 70% LTV.

Some of it is quite specific to the area the writer invests in, but a lot of the ideas are applicable to lower class properties, and get you thinking about things differently (at least for me).We have started pulling out carpet and replacing with laminate or vinyl planks.
