The only folks who said real estate investing is easy are the Gurus on late night TV.  

@Robert E Bogino the guesstimate is really due to both properties being high standard finishes but downstairs unit has more amenities like higher quality stove, wet bar, tv and surrounds system this is because the owner was living there and will be leaving all the stuff.

Two articles that appeared in the trade press yesterday suggest that it may be happening.First, in Globe Street, there appeared an article called "In Volume Dropoff, It's 2017, Not 2007."

You may want to wait on issuing a decision until you get a few more if you aren't hard pressed to get a tenant into the property.

When its a SFR or a small multifamily I am a little more cautious about pressing rents a ton just because if you raise someone $100 and they decide to move out that turnover is going to kill your profits for the year. 

Charlie, I wouldn't press charges or sue anyone over something like this however I will look into it for my own edification.

If you're newbie and not chasing any fancy strategy, your best bet is to save your money and NOT get a mentor.At this stage of the cycle, you will be hard pressed to find good wholesaling opportunities (very few people will sell for a discount to market value).

Trying to get them to make it automatic and recurring, but since it's always been a day, or two, early I haven't pressed much, lately.
