Having trouble landing my first deal

I currently have been trying to invest in Investment properties for 6 months now. I don't know if I am approaching it correctly and would like some advice. I have put overs in on over 8 properties now, but have been beaten out by prices that pretty much will not even make it profitable. I don't know if there is a different way of looking into properties? I currently just use the MLS. Any advice would be much appreciated.

@Travis Toler Side note: When you do get your offer accepted don't be surprised if you wake up in the middle of the night in a cold sweat!  Why did they accept my offer?  Why didn't someone else go higher?  What's wrong with the property?  Why did the owner even want to sell?  At least that's what happens to me.
