Knowing that the vendor can file a lien against your property for what is due under the contract makes it crucial to do your due diligence before agreeing to terms. 

You also have the opportunity to build up a vendor list/cost list for the local area.  

The vendor used to do this scheduled with the tenants to have this completed, however we received a call from their office whilst their tech was onsite and they mentioned that the tub did not need to be refinished.

However,  for a variety of reasons it can't be done - you can't find a vendor, it's a holiday weekend,  parts aren't available, vendor flaked out etc.How and when do you set expectations with tenants for how soon repairs can be done? 

Your vendor should be available and communicative.

@Felipe Ocampo I think your question boils down to timing the market (you might get lucky but not likely possible) rather than the merits or challenges around turn-key vendors.
