I was wondering if anyone had any advice on how much might be wise to budget for the following issues:There's some water stains on the ceiling that weren't wet.

I got in, Biggerpo, after "watching"(as a mortgage broker no less) other folks stepping out onto that diving board & getting Wet (& rich) :wink: As Investors "who DO"....they ARE!"

I figure it could be a great way to get my feet wet since I'll be gaining first hand experience and knowledge while they obviously benefit by avoiding interest, up front points from hard money, financial risk, etc.

We've used a local lawyer before and he was such a wet towel I can't imagine how he can be successful.
