I hope you've read David Green's book on Long-Distance Real Estate Investing, if not, read it before you make anymore out of state decisions.

I was kind of bummed about it but I went and green lighted the install because I was out of state and didn't have other options plus it was for a rental anyways.

If you're $40K in the green, after taxes, fees commissions you'll probably barely make anything or even might lose funds hence selling it would be my last option.
