What loan packages are being offered for investment rentals??

I'm curious what the loan packages for long term rentals might be? Mainly asking what's the bare minimum downpayment needed? I'm looking at the Des Moines or Indianapolis areas specifically but wouldn't mind input from any area. Thank you
