If a member wants a more thorough validation, say if they were doing more deals via the site, then offer an enhanced background through the vendor.

I will go older, but then I budget more margin for surprise CapEx and do a more thorough inspection (eg: scope the sewer line).

Here is the problem I have heard: no one can tell how much rehab a house needs before doing a thorough inspection.

One thing that impressed him was my thoroughness compared to his last management company.

As far as vacancy goes, we typically have the highest quality property in the area at the best price to get the largest tenant pool possible, we then screen them thoroughly and check with multiple personal references and we go back to 2 of their previous landlords for recommendations, to date we have not had any vacancies, not a single day except for the marketing time after the properties were rehabbed (typically 2 weeks).
