When taking cabinets to close to the ceiling I usually suggest putting crown, and filler to close the gap, otherwise you will notice that the ceiling is not totally straight.

@Yer Ly, you are probably aware that, at those numbers it's NOT a "deal", but rather, a boring run-of-the-mill buy that can be found any day of the week by throwing a dart at the "for sale" retail ads.As far as it goes, the numbers look straight forward to me ie. it's easy to conclude: no deal.If the figures are right, it means every retail home that comes up in the same neighborhood should be just as good/bad, so there's no urgency buy that particular one.

If the elect to stay, make it clear they are not to disturb the covered and painted surfaces except to use a small nail to hang a picture or make them use straight pins or last resort adhesive picture hangers (these can pull the paper off sheet rock).
