Second Post. Help Analyzing this Deal

This is my first analysis. I don't know what major repairs have been made yet. I haven't talked to seller yet. Do you see anything that I should increase or decrease? Any advice would be really appreciated. Thanks in advance

@Scott Hollister I was looking to buy and hold this property but after reading some more about BRRRR it sounds very interesting indeed. I have to go learn some more about it but just from the post you linked, I'm very interested. It's kinda like a hybrid of the traditional buy and hold except your own money isn't tied up in the deal, right?

@Brent Coombs I will for sure keep all these things in mind. I'm actually going to look at some properties tomorrow and hope to do some more analysis. Thanks again guys.
