You could let that ride and get more an more equity.

Do you stay and ride stuff down and hold on or do you bail at the bottom and fear getting back in.

good deal maybe for some Brits or others that are only a short plane ride away.. 

When you let people know there is competition, they will be less likely to try to take you for a ride.

Prior mortgages and student loans I am letting ride to their full terms.

Some schools also fill up in August, so instead of getting the school down the street, you could have a longer drive....so probably buying in the Spring is better if it is convenient for you.Every place has natural disasters, like we imagine fires, floods, mudslides, power outages, and more for CA, we do have an occasional wind storm or hail storm here.   

I've done this for too long and have seen an ocean of people try to start their real estate career based on hail Mary's.Banks aren't stupid and can see right through what people are trying to do so they'll know if you're trying to cobble a deal together.

Since you have to replace it anyway, I'd just replace it and let it ride.
