In every case there was a contract that spelled out either what I would be paid and detailed the exact date of repayment and included a penalty that I would be paid if this date wasn't met.

Some will make loans as low as 50K, one we found would lend less than that, but at a rate premium.Another option is to borrow at home via a secured LoC .... though with the recent slide in the currency, there is presently a penalty for this (of course, there is an equivalent bonus when you repatriate earnings).

Some bridge lenders will allow 3 year bridge products that close fast and have no prepayment penalty.

Depending on repayment penalties, I'd expect the bulk of 2018 5 year debt cohort, 2017 6 year debt cohort, 2016 7 year debt cohort, etc to have refinanced in 2021 or early 2022. 20% would assume zero refinancing, but I'd guess the majority of the market may have refinanced in 2021-22. 

DSCR loans typically have a prepayment penalty so doing it first wouldn't work. 

The penalty I would pay without amnesty is probably much less than the lost revenue while waiting.
