Hi all, just started listening to the podcasts & decided to join the site today. Looks like there's a ton of great information here. My name is Steven Darrow and I'm a relative newbie to real estate investing - I have one single family rental in Nova Scotia for the past 1.5 years but looking to enter the US market now, ideally Atlanta. My strategy is buy, rent & hold with a cash flow focus.

I know of some private lenders that will loan to Canadians and they don't have minimums (I don't think?) but they only lend on certain properties. It's an option though.

You will have a hard time hitting 1% in Atlanta, at least for a decent property. I'm from Atlanta and my properties are there and I've been with the market through the cycle there over the last 3 years and it's in a completely different place than it was before. There are still deals there but the returns are much lower and most of the big chunk of growth that was going to happen there already happened. It's still a good market, compared with a lot of the rest of the US, but I think there are better ones. Depends on your goals though. What is your interest in Atlanta based on exactly? (and don't get me wrong, I support buying there for sure but a lot of people don't realize it's not the same market that it was a couple years ago when it was a highly-regarded rockstar market, and it's not that now)
