Buying multiple properties cash, want to add another property...options

If someone was investing about 1.5M all cash into 4-5 SFRs and wanted to add 1 more SFR but did not want to go the conventional or DSCR route what are the options?

The plan is to pull some equity when rates are better within 1-3 years, pay off whatever the loan product is and add another few properties. 

Can possibly do private money through friend at reasonable rate paid in full at end of term, no monthly payments. But curious to see what else is out there.

honestly DSCR loans aren't much of a hassle. you upload some docs to an online portal, they appraise the property, you close and get your funds.

and, I wouldn't count on rates being better in 1-3 years.
