So you have three choices, (1) engage an attorney to draft a contract specific for the property you’re attempting to wholesale or a generic contract for any property you’re attempting to put under contract, or (2) purchase and download a contract from one of the numerous on line legal sites, or (3) utilize the commercial improved property contract provided by the Texas Association of Realtors ( note: if you’re not a member of the association and a licensed Realtor using their contract is a copyright violation, however; the chance that the copyright police will arrest you is extremely small).

There are a thousand commercial lenders out there- finding the marriage for you deal, knowing what to submit that the "desk" likes, writing the explanation that sings their song, and providing the 100 pdf's needed comes with experience.

There is little more to this but that is a very high-level explanation.  

The alternative explanation for why this unicorn applies is for some clandestine purpose.Relying too heavily on credit reports and criminal background checks run afoul of the Fair Housing Act. 

When there is a gap, a letter of explanation usually goes a good way to satisfy an underwriter, but unfortunately, it may not clear the requirement. 

There are numerous examples none of which they have the man power, batteries, or factories to produce. 

I have spoken to numerous others who have had the same problem.
