I do have to tell you to be careful of certain meet-ups as they can be solely used for attracting new investors who aren't entirely knowledgeable about investing and they can get taken advantage of (I know multiple individuals that have).

To get multiple deals a month its likely going to take a team and a large marketing budget.

Ive really appreciated hearing how others have integrated multiple businesses into their models creating multiple flows of income as well.

Normal wear and tear would be cleaning and painting without need for primering or multiple coats. 

The investors that I work with often have multiple "exit strategies" depending on each deal so that they do not end up stuck with a property.Dave
