I'm new to REI and came across some videos on lease options by Kris Krohn, Joe McCall, and a few others. 

I’m soon going to take my real estate online classes to obtain my license, become an agent within then next year and do my best to be the best at that job and get to know more about the real estate industry along with reading books and watching videos as well.

@Tyler,I have written (2) articles on BiggerPockets about the VA loan (just search "VA loan" and they will pop up), recorded a (5) video series on YouTube, and have a friend who has written a decent book about it.

I've been putting some videos on YouTube regarding this topic too.

They have hundreds of hours of online videos of how to invest properly in apartments.

@Megan Brooks things seem to be different town by town, i've heard of inspections being handled via video and photo, Ive heard of signed affidavits as @Jonathan Greene mentioned Ive also heard of people holding money in escrow and being allowed to close with inspections being done post Corona.

I am reading some books about it and watching some videos on YouTube, but in almost every source of information I face advices like how to quit your job and stuff like that which not reffers to my age.

@Ondrej Brown I found this BP video to be very helpful: How to use the 50% Rule From my understanding, the 50% rule is used as a shortcut to see if a property is worth a more in-depth analysis. 

But post 2008 crisis, the combination of low interest rates, low unemployment, high property appreciation, proliferation of syndicates, YouTube videos touting RE riches and more chatter around blogs, RE sites etc, all of that had made RE investing a lot more popular among various tranches of the middle class.

I have asked her to make a video so I can show prospective tenants a more accurate use of the space than just the listed photos... no response.
