Within a few months, you would have a proof of concept and be a well-oiled machine. 

Many people just want the simple convenice of having gas, electric or fuel oil.

I know you are a “work your market” kind of guy and I would normally agree; however, the competition here is so fierce that the true deals are gone within hours and unless you have the marketing systems in place to generate your own leads a smaller fish like me will never see it.

Not sure about Orlando, but Houston has many good big employers (Oil, Healthcare etc) so job availability for your potential renters is usually pretty good. 

Fishing, computer games, baseball, mowing lawns.

You can be catching fish for 15 years by swimming after them with a paddle trying to beat one to death with one. 

They don't have any need to run podcasts, pay for Facebook ads, try fishing for investors at meet ups, use brokers etc.
