If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

There are a few things I would do to drum up investor clients looking to purchase an investment property:Network: I would reach out to my personal and professional network to see if they know of any investors looking to purchase an investment property.Marketing: I would create a marketing campaign to target potential investors, including online ads, direct mail, and social media promotion.Host events: I would host informational events or seminars to educate potential investors on the benefits of investing in real estate and how to purchase an investment property.Online presence: I would make sure to have a professional website, and an active social media presence, to showcase my expertise, my properties and my team.Be a resource: I would be a resource for investors by providing them with information on the local real estate market, including property listings, market trends, and financing options.
