MA has very tenant friendly laws and people can try to game the system as much a possible, I've heard some horror stories from friends of friends about bad tenants that were able to stay in an apartment for over a year WITHOUT PAYING RENT!

Let alone that security deposit isnt really meant for damage... come on... even in Ca. where rent is like $4k for a house... if they damage even one system (floors, paint, counters etc) it doesnt cover it...

Just as important as it is to me get a good deal.Maybe a combination of the pass/fail system previously mentioned, combined with the hard offer is a good approach.Thanks for the input, Caleb!

I use a scoring system to avoid discrimination accusations.

The restaurant has a BBQ and a ventilation system above it - this requires semi-yearly inspection to meet restaurant inspection standards. 

Corbaley's back office is walled in behind a flaky support ticket system.

We are thinking about starting a wholesaling sort of system not to wholesale to other buyers but to source our own fix and flip projects.

I would not be surprised if this 48k was for more than just a solar system but either way it seems to be a problem.
