Tenant changed jobs and don’t know if she can pay rent now
I found out about a month ago my tenant got a new job. She said she was let go due to her being out too much due to health issues in October 2019. She started to pay rent late every month around that time. If she does not make enough to pay rent, is that process easier than a normal eviction compared to a tenant not paying? I get all these empty promises about when she’ll pay. She is she has payed 95% of January only. Any ideas/thoughts? Thanks.

I would recommend just following your local regulations on a pay or quit notice. You can also have a conversation with her offering her the option of leaving on her own. Giving her the option of realizing she cannot afford this place allows for her to retain dignity.
