They know it if they have any brains at all.I'd charge them exactly what the repair costs you.

Backing up what @Chris Winterhalter said, lenders have told me there's too much 'brain damage' to do a 223(f) loan for under 5M, they just don't make enough on them.For properties over 5M the refi route can work however.

I also have a few landlord attorneys if you'd like to pick their brains on Oakland landlord-tenant matters.

BTW, I am looking to get into self storage myself and would dm you if I can pick your brain somewhat!

If you do it by hand, all of the data is stored in your brain and becomes part of all of the deliberation and decision-making that you do.
