If the vinyl is sheet vinyl and the whole room has to be replaced, they get charged for the whole room, if it were vinyl stick-ons, you'd just charge for the few tiles you have to replace.

The kicker to me is that they don't have a HOA or any governing body that meets regularly from what I can tell.

I will be tearing down the whole home and building them a new one.

My whole goal for the next 5 years is to have every owner in my markets to hear from me once a quarter.

If you do, is it worth your time and effort to achieve that result or can you do something better with your time and investment?

I wonder is there a way to roll couple of homes in one cash deal(kind of like a whole sale purchase of goods).I am sure that different  banks and REOs do things differently.
