Does anyone in the area know a ball park figure of how much it would cost to repipe the entire house with pex? 

He talked about reaching out to motivated sellers through weekly mailers and low balling them offer based on the fact that they one, are delinquent on their property tax and two, they live out of state.

If you low ball, they get angry and refuse to even read the rest of the offer.

So, I was considering making a low-ball offer, but I feel like i'd be taking advantage of her by doing that, and I don't want to be that person.

Some properties need all disciplines, occasionally one does not need an area fixed, or so I am hoping...It would be much easier to hire a general contractor and just pay the bills, but have not found 'that' person here that I trust to have my interest in mind and who knows how to keep the ball rolling. 

That said, nobody has a crystal ball to inflation and we have experienced some of the highest real estate gains in our lifetime.

Or trying to be ahead of the 8 ball.

Please keep in mind its still a sellers market and low ball offers or trying to find a steal well below market price are often a waste of time.

I have quit my job to do this full time so need to really get the ball rolling on it and make this work.
