Just Starting a Raw Land Business
I have just started a raw land business. I’ve been working in nonprofit since I was 18 years old. It’s ten years later and although I’ve made a difference in my community my savings is small and barely get by. I am an entrepreneur at heart and have always known that I’ve wanted to get into flipping in one way or another. Earlier this year I really started think about what that could look like and where to start. So I started looking for opportunities to make extra money on the side.
I had been listing to the side hustle pod cast to hear how others were marking money on the side while still working a regular job. One day I heard episode 330 with a man that was on his spare time buying and selling vacant land parcels. He talked about reaching out to motivated sellers through weekly mailers and low balling them offer based on the fact that they one, are delinquent on their property tax and two, they live out of state. He explained that out of 100 maulers he would only get 3-5 replies and buys 1 or 2 properties. He then markets those properties so that he is making 300-400% on each deal through seller financing with the goal to create monthly passive income.
As I have looked deeper into this model it looks like thousand of people are having success, although the techniques of finding and event selling the properties vary the goal is the same, buy cheap land from motivated land sellers and flip that land for 3-4 time what you paid for. Build consistent deal flow through weekly mailers and consistently market your product on websites that already have heavy flow of buyers.
So that is what I am doing now. I have been sending out mailers and I am waiting to bring in leads for my first deal. In the mean time I am shopping around with land sellers whiling to whole sale deals they are sitting on. I have learned a lot and continue to learn more and more about the legal side and of course that marketing.
