Scenario: I own a 2 bd/1bath small condo in SE Michigan (Ann Arbor/Ypsilanti area @ ~850 sq ft) which I lived in for ~ 15 years (nice small place along quiet, decent-sized lake), and moved recently out of state for a different job in same industry.

@ Mr Garrett, thank you for the reply sir, id definitely be interested in future conversations / networking. ive lived here since my first purchase in Little Elm back in 2009, all have been purchases too reside in , im now interested in expanding too a few  rentals, possibly down the line land and build small group of Plex properties. very motivated and now making more time too becoming active here on the BP forumn. it is a pleasure too meet you look forward too more dialog.

My advantages that I know of are my ability to get a mortgage (W-2 income, credit, and debt ratio are all good), having enough cash and house equity to get a 25% down non-occupied loan on a SFH or duplex (in my market), willingness to sell and move to house hack a 3-4 unit, understanding the fundamentals and math of small residential REI, love of learning "systems", and being a complete badass at life in general ;)My disadvantages that I know of are that I don't have experience yet in buying/managing rentals, and I haven't met enough other investors to learn about a lot of deals early in the pipeline.What would you do in my situation?

In your opinion does this seem like too much leg work for a small deal or is this a great opportunity to learn a lot on my first deal?

I am looking into buying a small apt complex in the $1m-$2m range and was wonder how people find deals on these.

We have a very steady income and usually fix things in apartments if it's a small issue.In the past, I always managed to find a place without an agent fee, but this time I couldn't find much on craigslist so I tried to use Trulia. 

My family's 50 year old restaurant sits on half the lot, and for the other half  I have this idea that I could create a Small Shoppee created of Tiny store fronts... check out my inspiration photo: Does anyone know of this being done else where?
