Every strategy has it's advantages and you don't have to choose just 1 strategy. 

My strategy is to cherry peak the really good deals and wholesale the rest.

@Jay Gousman it all starts with educating yourself on the potential investment options and from there you can begin to build the framework of your investment strategy.

I have several exit strategies which allow me to pay more than one flipping it.

It has tenants, I have had one month of vacancy since 2012, I would prefer to sell it without an agent, however I worry that there will be dozens of investors wanting to walk through the place, disturbing my tenants, making them antsy and the investors then low ball or otherwise do not generate reasonable offers.What is the best strategy for making sure the potential buyers are serious before letting them in? 

I am interested in pursuing the BRRRR strategy on our way to becoming financially free.

I have not found a niche or strategy yet, it seems to be quite hard to find the right of the two when working in the Boston real estate market.

I think it could be a great idea and a good wealth-building strategy to get an equity stake as opposed to a one-time fee when wholesaling, at least on deals where it makes sense to do so.
