Worst case you could just lower rents a bit to get some income and then you won’t be hit with the whole burden.I’m thankful that mortgages/purchase price is so low in my market that I and the investors I know won’t like a pause in payment even on several properties.. but we’ll be able to handle it.

A scenario such as this.Make no mistake, virtually everyone will be negatively impacted by this pandemic. 

But you should always assume worst case.

As I read through the offer that this "investor" gave to my friend, I noticed that there were many mistakes made and many important things completely missing.

Industrial you have to heavily assess the type of business operating their and worst case scenario for environmental contamination.The larger national type tenants like Amazon most want custom new builds with high ceilings and tons of bell and whistles.

Personally, saving money for down payments is important, but I think waiting is always a mistake. 

Even if initially it can cost a little bit of money, on the long run it will save you plenty to avoid mistakes.

What I do in turbulent times is think to the absolute worst possible scenario and work my way up from there.

Perhaps they would admit to their mistakes?
