I've been reading a lot about how important the numbers are when it comes to finding the right property but how can you accurately calculate operating cost and up keep for the ROI if you haven't actually bought the property?  

Maybe there are plumbing or electrical issues that will need to be addressed in the next few years that she simply doesn't want to deal with and is more than happy to take her 1200 and pass off the upkeep to someone else. 

It was suggested that her statement could leverage my ability to acquire a mortgage loan myself from a lender if they were to give the statement any weight against my debt to income ratio.Thoughts?

HI all, Need advise on a mobile I am in contract to close in 45 days. sales price $375,000includes: 6 apartments, 5 out of the 6 apartments rented. fair condition.33 space lots which 14 are currently rented with tenant owned mobiles paying $285 a month16 empty space pads. 3 vacant mobiles available total income is currently at $4,700 a month.taxes $300 a monthinsurance $250 a monthmanagement: $300 a month3 available mobiles need work, total rehab would cost $5 to $6K each. can sell for $10K on payments of $200 a month. 1 apartment will rent for $500 a month after a $8K rehab.total income if these 3 mobiles and apartment rented would generate $6000 a monthall residents pay for city water, sewer, electric, gas, trash, and upkeep of their front area.can someone help with NOI and CAP rate. 

I figure it's best to keep the clause in the paperwork and back off for my good tenants while keeping the expectation of 3 month inspections for tenants who might need that motivation to do the property upkeep. 

I have seen houses with 3 shingle layers and that is a lot of weight on the structure, only if it was 3 or more would I be concerned.

Any expenses you have driving there, ect you can deduct mileage for expenses on your taxes.Mom gets to claim the utilities, insurance, property taxes, depreciation, and your wages, and any costs for repair and upkeep as expenses as a deduction on her taxes from the 1st day it's rented, Any repairs / expenses prior to renting it out the first time is not deductible. 

If the market rents don't cover the cost of the upkeep of the building, the property manager will have a hard time explaining the income statement every month - because there won't be an income.

Only one has purchased two vacation homes and has left them with no maintenance or upkeep for the last thirty years.

This will give you an idea of how much you'll need to put in and upkeep for the long term.
