What features make a property management company excellent?

Good morning BP!

I currently have 2 rental properties in the Nashville area - 1 I manage myself, and 1 I have turned over to a property manager. I'm considering offering my property management services to others, but I won't settle for a sub-par reputation.

What makes the difference in a property manager being marginal vs. excellent?

 Is there anything your property managers are doing that your tenants love and is beneficial to you (commanding higher rent, lower turnover, etc.)?

What is your favorite thing your property manager does or service they offer?
