If you have been educating yourself by reading, listening to audio and taking courses about real estate for quite some time but haven't started investing, it is probably time to completely stop the education process.When I was getting started, I was unknowingly lying to myself that I need to continue to learn and read more before I make my first purchase. 

Training and technology and systems are very important. 

They do nice work and are professional and honest, but the key reason is their technology.

@Graham Craig I am a Realtor too and I know my brokerage has very low fees, tons of technology, support, training etc.

Is there a web/app technology associated with the system that would allow us to track certain things remotely?

That number has to be 85 or less at my expected market rent before I'll bother with it.The numbers don't lie, don't jump into something with such thin margins, especially if this is your first one. 

The fault lies entirely in our pathetic overly entitled society.

If you look back at his videos now, it’s obvious they were just designed to set people up to buy his crap properties and full of lies (class C is easier to manage than class A, investing out of state is easy and anyone can do it, etc.)
