They are renting for about 2800/m for a 3bed/1 1/2 bath.I'm trying to swing in around 2100/m and am trying to put some polish on the place to get it up there.Right now I think the product I have can rent around 1800/m and sell quickly.

The carport would cost $800 plus $500 for installation without closing it in or $3,500 plus whatever it costs to prepare the site, build a concrete floor, and do a few small finishes on the inside (power, lights, etc.).

Acquisition was ~30,000 and they're looking for ARV ~155k.After walking through this property we advanced to completed rehab property on concrete slab, tri-level for comparison work (it was actually just one block away from the fix/flip project.Aaron and Sean did a walkthrough, pointing out the finished work and having discussions about the costs of rehabs and financing options for doing fix/flips.Chicago Action Investors meet every weekend to form partnerships, gain knowledge from experienced investors, and analyze prospective properties for deals.

The gas range is butted against the wall and creating a burn mark on the wall.Patio awning needs to be replaced.New exterior doors.New garage door.Some concrete/brick work around the front steps and in the driveway.Replace glass in window on enclosed porch.The owner does not currently have a mortgage and is looking to relocate to California in a couple of weeks.
