I need some advice and I hope someone can Help.
Hello again BP,
I was hoping to get some advice. I have just started wholesaling, so I decided to jump in head first. So last Sunday I was looking thru the real estate section and I Stumble upon an ad stating investor special $69,000. So I give a call meet the owner of the house turns out he is an investor as well.
Long story short he purchased a property pretty cheap and now he is trying to double his money. I made an offer first(my mistake) of course he flat turned it down. Now the house is worth roughly $90.000 ARV and she wants $69,000 which is way to high for an investor I was thinking of offering her 60K and seeing how it goes it has a Tax value of 135K and has a ton of potential I have a buyer in mind that I think I could market it to for 66K and see where it went from there.
Hoping someone can help this poor noob.
