What is the unit mix and price point they are selling at with the average selling concessions??

@Casey Fisher Residential property and LLCs do not mix well as you are finding.

I am purchasing the  2/1 condo for $18k, rents for $650 close to the university, tech school and downtown in a c+ area.

I'm currently in a corporate tech job and have a strong desire to transition into full time real estate investing.

Also, I did  some research on the success of the Marketplace and I read mixed reviews, but I'm a glass-half-full kind of guy so I hope to prove the negatrons (glass-half-empty people) wrong.

Does anyone have experience with mixed use buildings? 

Not to mention that my husband  is a certified HVAC Tech with 15 yrs experience and great at what he does which is always needed in this crazy Texas weather.

I would think that even if you spent 100k on the rehab, you're still making a killing...There don't appear to be a lot of recent sales in the area and it is one of those places where you've got $130k houses mixed in with $1M+ houses.

I have reverted purchased a mixed use property in New Jersey and own it free and clear .

Well here we go:Short term goals include complete three SF home flips in the next three years (I'm almost done with the first one), and two small MF property repositions in two years.Long term goals include: developing and building mix-use property (above $10M value) in California and the Pacific NW.
