Tanya,In general, the 1% rule applies in B, and C areas while the 2% rule works in C, D and F areas.

In March I started the construction of 2 spec build homes for Summit & Crowne Partners with a handshake and a verbal agreement that I could build both houses for $207,000 each and in 6 months time.

Main selling season starts March/April.

Bought my first quad in mid March with all 95% private money and the rest on a line of credit...two months later, after an intense dusk till dawn rehab and leasing process, I refinanced out my private lender and walked from the closing table with $6500 in my pocket.

In contract on March and closed on July.

I hope to launch in private beta in the last week of March or first week of April. 

But I have noticed a slight cooling in the competition for properties since March/April.To me it seems like fewer properties are being scooped up within a day or two of going on market.

I got my real estate license in March and work for Keller Williams Realty.

I am looking to start flipping houses in that geographic location before I start my masters program in March.
