Silent investor makes double what they put in...is this real?

I'm considering my first REI deal. The contrator and agent I am working with sent me a contract that I'd make $5000 for the $5000 I put in to a JV deal. The other JV partner put in $10k and he is going to make $10k.

The deal is a flip. House purchased for $315k in Atlanta, ARV $650-700K

Wondering if this is a far-fetched deal.

One sign is if it sounds too good to be true, it probably is.  Meaning that you are about to be ripped off.
